Our Process

There are two basic steps in creating your new custom Lindal Cedar Home: Design and Construction. But to make it the best experience possible, you need skills and knowledge of a team that’s done it before many times successfully.

At the outset, it should be clear I work for you. My goal is to assemble the best team for the project based on your desires, personality, budget and timetable. I engage Lindal architects and others, negotiate with independent builders who have experience with previous Lindal projects, and can project manage the entire project if you so desire, or represent you as your agent through the building process.

Design

Design

It all starts with these key elements:

  • Your ideas for your Dream House
  • Available land
  • Budget
  • Completing the design

Our role is to assist you in clarifying your priorities and reconciling the differences fundamental to these key elements. When this is done, creation of a house blueprint becomes the “easy part”.

Choose Your Design

Your new home reflects your personality. How it looks and “feels”. Basics such as: room sizes, number of bathrooms, a fireplace, wood floors, lighting accents, selection of different finishing materials.
You get the idea: YOU make the choices you want in your home! We will ask the questions and provide the pro’s and con’s for you to make informed decisions.

Available Land

If you already own a tract of land for a house construction, this land defines what house is appropriate for the site. Zoning rules describe set back requirements and house heights; hence house size. Weather plays a role – strong northwest winter winds, heavy snowfall (and removal!), summer sun and breezes – all determine the best shape and position of the house on the property.

However, if you don’t yet own the land, after envisioning your Lindal Custom Cedar Home, we can recommend local real estate companies to help you select the land that compliments your house ideas.

Budget

“Anything” is possible- at some cost!

Knowing upfront what’s your budget helps to set realistic expectation for house size, land acquisition, construction approaches and finishing options.

Let’s use our time efficiently to design the house you will love, within the budget you can manage. Reasonable expectations for an exciting and rewarding home building experience.

Completing The Design

Cost and build-time will be discussed throughout the Design phase. Once you have made all your informed decisions, Niseko Cedar Homes will present you with a detailed estimate and schedule. We will present detailed explanations of the permitting process, weather and local building limitations.

Design plans are submitted to Lindal’s engineering and manufacturing facilities in North America. Your custom building materials, by your choice, can then be delivered in 8-10 weeks, after you approve the final construction plans.

Construction

Construction

After the land is acquired and the house is designed, we work with you to select the appropriate builder. We have used builders experienced in "Western" style homes with dozens of previous projects and more than 50 years of combined home building experience.

You may contract directly with one of these builders to construct the Lindal home. Blueprints and construction manuals are translated into Japanese to facilitate the construction process, utilizing local crews.

We can represent you during the construction phase so you don't have to be present during construction. Normally the construction contract is a separate agreeent between you and the builder; however, if you desire, the entire design and construction effort can be combined into a single agreement.
